The operating company charges a commission of 25% plus VAT on any rental income and depending on when and how often you use the apartment yourself, we expect owners to realise a rental yield of approximately 5% per annum, which will grow as The Cove becomes the ultimate self catering destination in Cornwall. This equates to only 8 to 9 weeks of peak occupancy per annum.
In all other respects, it is a standard residential lease, with the exception that the apartment cannot be used as your main residence. There is a service charge of approximately £2,000 per annum and each apartment comes with the use of one parking space and full rights of use of the gardens, grounds and facilities, such as the pool, sauna, etc.
Mortgages are available, subject to status, and there is the possibility of designing the investment to sit within your personal pension scheme.
